WHAT IF I DON'T HAVE AN ARCHITECT?
Once the team is selected and the budget is determined, the architect can begin the design process. Northern Lakes Builders works with the Architect/Engineering professionals during this process providing each other with professional input for the betterment of the project. Northern Lakes Builders, along with some of our key subcontractors will review the design at certain phases for constructability and value. We will offer our input to the designer and client as part of a team atmosphere. Northern Lakes Builders will also be generating updated costs based on the design progress. If all looks good then we head to the county/city for a permit. This process could take 3-6 months depending on the complexity of the project.
HOW SOON CAN WE BREAK GROUND?
Northern Lakes Builders works with a select group of Architects that have proven to provide exceptional service, specializing in varying design styles and varying levels of service depending on the client’s needs/wants. We have no problem working with your Architect If they are already on board.
WE WANT TO BUILD A NEW HOME BUT WE DON'T HAVE A LOT?
Our project build times have ranged from as little as 4 months to as much as 12 months. The length of the build time is solely dependent on the size and/or complexity of the project. We can usually provide a preliminary build time after our initial budget meeting and a more accurate build time estimate during the design phase. We don’t stop building in North Idaho when winter hits but it will tend to add some time to the project, not just because of rain, snow and ice, but also due to road restrictions and winter code requirements.
How long will it take to build?
The first step that Northern Lakes Builders recommends is to determine an overall budget for the project. Before buying the property or hiring the Architect, we suggest to start with a “big picture” meeting with NLB where we will help you identify every potential cost associated with your new building project. This early phase cost analysis has proven very helpful to some of our clients
